The original deck sat low and dark, unusable after sunset and rotting where the ledger met the house. We rebuilt the frame with proper flashing, raised the surface to meet the kitchen door, and ran low voltage lighting through the rail posts and stair risers. The family now uses the space from April through November.

Almost always yes. The City of Chicago requires a permit for new decks, porches and most structural repairs, and rooftop or garage top decks also need stamped drawings. We handle the drawings, the permit application and the inspections as part of the project.

Composite wins for most Chicago homeowners. Freeze and thaw cycles, road salt and lake humidity are hard on wood, which needs sanding and sealing every year or two. Composite from TimberTech, Trex or Deckorators holds color and needs only soap and water. Wood still makes sense for framing and for some budget or historic situations, and we will tell you which one fits your project.

Most backyard decks take one to two weeks of build time once material is on site. Permitting adds two to six weeks depending on scope and whether stamped drawings are required. Rooftop and multi unit porch projects run longer. You get a realistic finish date before you sign.

Composite decks generally start in the low five figures for a straightforward backyard build and rise with size, height, framing, railing systems, lighting and roof structures. Rooftop and porch replacements price differently because of access and structural work. We give you exact pricing after the design visit, not a range that changes later.

The structure below has to carry the load. That means a review of the existing framing, a plan for drainage and waterproofing, proper pedestals or sleepers, safe access and stamped engineering for the permit. If a roof cannot carry the deck you want, we tell you before you spend money on design.
