Decks, rooftops, porches and the rooms that grow out of them. Whatever you are picturing, it starts with the same free design visit and the same crew.
A deck is the only room in your house that has to survive February. We build from the footings up, with framing that stays true and a surface that still looks right in year fifteen. Every board, every rail, every stair, by the same crew from the first cut to the final sweep.
The look of wood without the Saturday you would have spent sanding it. Composite holds its color through salt, snow and lake humidity, and the only maintenance it asks for is a hose in the spring.
Wood twists. Steel does not. A galvanized frame gives you longer spans, fewer posts and a surface that stays dead level long after the neighbors’ deck has started to wave.
Cable, glass, aluminum or composite. The rail is the thing you lean on with a drink in your hand, so it should feel solid and it should not stand between you and the view.
The finishing line around the bottom. Hides the framing, keeps the raccoons out, and turns the gap under your deck from an eyesore into somewhere you can actually put things.
A drainage system tucked between the joists so the space underneath stays dry. One deck, two usable rooms, one of them shaded and out of the rain.
Dining up by the kitchen door, lounging down near the yard, stairs that follow your grade instead of fighting it. Separate zones for separate moods, on the same deck.
A deck gets built once. What decides whether you use it in October is everything we put on it. Shade when the sun is punishing, light when it goes down, heat when it turns, and somewhere to cook that is not forty feet from the conversation.
Aluminum louvers that tilt open for sun and close tight against rain, run from a remote or your phone. Full sky to full shelter in about twenty seconds, without leaving your chair.
Screens that drop at the touch of a switch and vanish when you do not want them. Mosquitoes handled, breeze intact, and the view you paid for still there.
Built-in grill, real counter space, storage and cold drinks within reach. Nobody has to miss the conversation because they are inside plating the food.
Low voltage light in the rail posts, the stair risers and under the caps. The deck stays warm and usable after sunset without a floodlight pointed at your guests.
Stone fireplaces and fire tables. This is the feature that turns a three month deck into a seven month one, and the reason people are still outside at eleven in October.
Weather rated screens, speakers and the wiring runs to feed them, planned into the build instead of taped on afterward. The game moves outside and stays there.
Bench seating that opens, deck boxes and under-stair storage. Cushions, tools and toys go somewhere, and the deck goes back to looking like a deck.
Borders, picture framing, contrasting boards and medallions. The detail nobody asks for and everybody notices, and the difference between a custom deck and a rectangle of decking.
There is a stretch in spring and again in fall where the yard looks beautiful and sitting in it is miserable. An outdoor room takes those weeks back. Walls, a roof, screens or glass, and a space that feels like outside without behaving like it.
Enclosed, screened and usable from the first warm week to the last. Rain, wind and insects stay outside, and you get the room without the cost of a full addition.
Glass and light, warm in January and open in June. A room that reads as outdoors while staying comfortable in every month Chicago has.
Front, rear or wraparound, built new or rebuilt from the framing up. Columns, ceilings, rails and flooring detailed so it looks like it came with the house.
A covered, screened structure over the deck or patio you already have. The simplest way to make a July evening bearable, and usually the fastest one.
Nobody should be finding out what their deck looks like while it is being built. You see the finished thing on your actual house, from your actual yard, while everything about it is still free to change.
A photorealistic model of your deck on your house. Swap the board color, move the stairs, widen the landing, all while changing your mind still costs nothing.
Permit ready drawings with framing, footing and load detail. What the city needs to approve it, and what our crew builds from once they are on site.
Restaurants, multi-family buildings and commercial properties across Chicago. Different loads, different inspections and a schedule that has to work around your business rather than the other way around.
Rooftop terraces, restaurant patios, courtyard decks and common areas. Built to commercial load, permitted properly, and scheduled so your doors stay open while we work. We deal with property managers, developers and general contractors every season and we know what your inspector will be looking for.
Half the deck builders in this city will not touch a roof deck, and the reason is that getting it wrong is expensive. Load, drainage and access all have to be right, and the membrane underneath has to survive the whole thing. We do this every season.
Pedestal paver and sleeper systems that sit above the membrane without ever puncturing it. Water goes where it should, weight is spread across the structure, and the stairs or hatch get you up there legally. We pull the permit and we see the inspection through.
Two flats, three flats, townhomes and condo buildings. More owners, more opinions and a permit process with no room for shortcuts. The work is only half of it. The rest is keeping everybody informed and everybody able to get to their door.
Rear porch systems, shared stair towers and common area decks. We work directly with owners, associations and property managers, handle the paperwork, and phase the build so residents keep access to their units the whole way through.
A violation notice is not a suggestion and it has a date on it. We come out, read the notice, look at the structure and tell you plainly what it will take to clear it. Then we do the work, pull the permits and stay with it through reinspection.
Rotten or undersized posts, beams and footings. Loose or non compliant guardrails and handrails. Improper ledger connections and missing flashing. Unsafe or non uniform stairs. Overloaded multi story porches. We correct the structure, file the permits and see the reinspection through so the file closes.
One team from the first design visit through the final walkthrough. Nothing gets handed off to a stranger.
Chicago permits, North Shore village requirements and rooftop load rules are routine work for us.
A locked in price with the scope written out. No surprise change orders halfway through.
You have the owner's number. Calls and texts get answered, including during the build.
Composite systems that hold their color through salt, snow and lake humidity.
Access protected, debris hauled daily and the site left clean every evening.

Great experience working with this crew on our new deck! Everything was done right, looks great, and the build quality is top-tier. Highly recommend! Levy VidearnTrustindex verifies that the original source of the review is Google. I found out about Chicago Luxury Decks through a friend and contacted them about building a rooftop composite deck. Lucas was very easy to work with. He walked me through the entire process, explained every stage of the project, and answered every question I had. We chose TimberTech composite decking, and I have no regrets. The deck has been a great addition to our home, and we use it every week, whether we are relaxing or entertaining friends. Lucas also recommended adding a pergola, which turned out to be a great decision. We are extremely pleased with how everything turned out and with the way we were treated throughout the entire project. Anyone considering a deck project this is the team to work with.
Still unsure? Call the owner directly and ask.
Start with Deck Design. We look at the framing first. If the structure is sound, a resurface with new composite boards and a new railing system gets you a deck that looks new for a fraction of a full rebuild. If the frame has moved or the footings are undersized, we tell you that before you spend money on surfacing.
Often yes. It depends on how the existing deck was framed and whether the footings can carry the added load. We measure the structure and check the connections before we quote anything. If reinforcement is needed, it goes in the price rather than turning up mid install.
Yes. The design visit and the 3D rendering are free and carry no obligation. Plenty of homeowners take the drawing and the price, sit with it over a winter, and call us in spring.
Book in winter or early spring for a summer deck. Permitting alone runs two to six weeks depending on scope, and rooftop work with stamped drawings takes longer. Calls that arrive in June are usually building in late summer.
Yes. We prepare the drawings and scope documents boards need for approval, coordinate with your management company, and phase the work so residents keep access to their units.
We take stair rebuilds, railing replacements, lighting additions and violation corrections alongside full builds. If a job is genuinely better suited to a handyman, we say so.
A screen room is a covered, screened structure over a deck or patio, open to outside air. A three season room is enclosed with windows and finished inside, so it stays usable in cooler spring and fall weather. A sunroom goes further and is built for year round use.
We work across Chicago, the North Shore and the northwest suburbs. Chicago, Evanston, Skokie, Morton Grove, Northbrook and Wilmette are routine. Call and ask if you sit outside that ring.
50+ neighborhoods and suburbs, one crew. City permits, alley access, garage top loads and older porch framing are everyday work for us.
